Contract with Lord Ulrik.

Charter granted by Lord Ulrik (insert complete title here) to
Covenant of Haunted Springs, represented by Lady Mikelle of House
Tytalus.

§ I : Definition

   Lork Ulrik grants this charter over the woods, known as the
   "Haunted Springs", in the valley between his other lands and
   those of the Rus to the Covenant of Haunted Springs,
   a Hermetic Covenant founded under Hermetic laws.


§ II : Legal status

  II.I:  The Covenant of Haunted Springs accepts that the land
         of Haunted Springs is rightfully the Property of Lord Ulrik.

  II.II:  Lord Ulrik grants the Covenant of Haunted Springs the
          rights of full use of the land of "Haunted Springs". The
          Covenant will thereby recieve the legal status equal to that
          of a city, and will patrol the lands and prevent outlaws
          settling there.

§ III : Defense

  III.I: The Covenant of Haunted Springs shall be responsible for its 
         own defence and shall not ask the help of Lord Ulrik should
         it be threatened by its own enemies.
  III.II: In time of war the Covenant of Haunted Springs agrees to
          cooperate with Lord Ulrik and use its own forces in the
          support of his, save that the forces of Haunted Springs
          shall be used only within the lands of Haunted Springs, and
          the Covenant building itself will retain forces adequete for
          its own defence.  
  III.III: Lord Ulrik agrees not to lead or order any military units 
           onto the lands of Haunted Springs without the explicit
           approval of the duly appointed representatives of the
           Covenant of Haunted Springs, except when his border is
           threatened by hostile forces.

§ IV : Taxes

  IV.I:  Lord Ulrik will recieve ten percent of the mundane value of
         any goods sold by the Covenant of Haunted Springs. This tax
         can be paid in kind or in gold on choice of the Covenant of
         Haunted Springs.

  IV.II Explicitly excluded from taxation are books on magic. Further
        excluded are goods of little mundane values that are traded in
        very small quantities.

  IV.III Lord Ulrik waives all taxes for transit of goods across his
         lands.

§ V : Period in force

  V.I:  This charter is valid from the day it is signed by both
        parties and will last as long as a Covenant of Haunted
        Springs exists.

  V.II:  The charter can be revoked on agreement from both sides.
